Description
PLEASE FORWARD THIS TO THE BOARD OF HEALTH.
My building hasn't been cleaned in months. The common areas and the grounds are filthy and unkept. I have attached photos, but an visual inspection would be more effective.
- The common areas, floors and stairs are covered wit food, liquid and debris from the top to the bottom level. The floors and stairs need to be swept and mopped.
- There's trash on the front stairs and the grounds around the building are unkept and littered with trash. The bushes need to be trimmed along the walkway/side of the building. There's abandoned furniture near the dumpster.
- There is overcrowding in the units: There are 4 adults, a teen, a child and a baby on the way in apt #6 which is a [1] bedroom. They are causing a lot of noise which directly effects my quite enjoyment. I have noticed multiple tenants living in other units as well and with young children although the building is not deleaded.
- The washing machines need maintenance and have been down for months.
- There are tenants (unit #6 to be exact) smoking in the common areas and inside their unit which is filling up my unit with smoke and disturbing my quite enjoyment.
I need the light bulb replaced at my front door. It was removed for days and then replaced with a dead bulb! It is pitch black at my front door and I wouldn't know if someone was lurking around. It is very dangerous!
- There is no contact info/signage on the building stating who are the owners.
I kindly request an inspection of my building as the photos do not do justice as to how filthy the property really is.
Thank you.

Hello,
We continue to have a smoking problem in the building and it's getting worse. I know for a fact that the tenants in units 6 & 11 smoke cigarettes and weed. There smoking is stinking up the common areas and my unit which is disturbing my quite enjoyment. I have seen the tenant in unit 6 smoking in the building. There have been cigarette buds left in the hallway as well. The tenant in unit 11 reeks of cigarettes and weed and has the same vile odor emanating from his unit which fills the hallway instantly making me sick and causing me a headaches.
Management has not done their due diligence in dealing with the smoking problem.
Common Areas: There is a massive amount of debris from ongoing work and foot traffic in the hallway. It needs to be swept and mopped. Management WILL NOT clean the hallway on a weekly basis as they should forcing me to keep asking for it to be cleaned.
Laundry Room: The garbage bin needs to be dumped. It is overflowing and can attract rodents. The custodian does not change it every week because they do not clean the building every week. The laundry room needs to be cleaned every week as well as the common areas.
410.481: Posting of Name of Owner: There is no such signage posted in the building. I have brought this to City's attention multiple times and it continues to be overlooked. **Please note that the owner is a realty/trust and there is NO onsite management who reside therein and any claim stating otherwise is a lie.
{{An owner of a dwelling which is rented for residential use, who does not reside therein and
who does not employ a manager or agent for such dwelling who resides therein, shall post and
maintain or cause to be posted and maintained on such dwelling adjacent to the mailboxes for
such dwelling or elsewhere in the interior of such dwelling in a location visible to the residents
a notice constructed or durable material, not less than 20 square inches in size, bearing his name,
address and telephone number. If the owner is a realty trust or partnership, the name, address
and telephone number of the managing trustee or partner shall be posted. If the owner is a
corporation, the name, address and telephone number of the president of the corporation shall
be posted. Where the owner employs a manager or agent who does not reside in such dwelling,
such manager or agent's name, address and telephone number shall also be included in the notice.
(See M.G.L. c. 143, § 3S.)}}
Doors/Security: The backdoor's to the building need to be fixed. They do not close/lock on their own. In addition, the key fob to the front door is constantly broken putting the security of all tenants in danger of unlawful entry.
I kindly ask that these issues be brought to the attention of the landlord.
Thank you.
P. S. I tried calling management today, but the phone would not pick up. I got a recorded message stating that the wireless provider was unavailable and an "error" message popped up when I hung up.

The smoking in my building continues to DISTURB MY QUITE ENJOYMENT. Currently, my unit reeks of cigarette smoke. Management is aware and has been given notice on multiple occasions regarding this issue. By them continuing to ignore the smoking problem, they are willfully ignoring laws that address this issue hiding behind the excuse that they don't have a smoking policy for the building.
I repeat, I know for a fact that units 6 & 11 smoke cigarettes and weed. They smoke in the common areas of the building as well.
I called management today and informed them again of my grievance. When asked, I told her what units were doing the smoking, she then proceeded to make excuses for one of the units stating he's been living there as long as I have and I should be neighborly and talk to him about it. I told her that isn't my job or responsibility and that I am to report the issue to management. She stated that they don't have a smoking policy for the building. When I repeated my grievance, she abruptly cut me off, lied and said that she had another call to answer and that she was the only one in the office and hung up the phone. THIS IS THE REASON WHY I CALL AND LEAVE MESSAGES OUTSIDE OF BUSINESS HOURS---SO THAT I CAN RECORD AND HAVE PROOF OF MY COMPLAINT WITHOUT BEING LIED TO AND HUNG UP ON.
***Please note that I can no longer leave messages outside of business hours as they have turned off their phones to stop me from recording my messages as proof of notice.***
I kindly ask the city to remind them of their duties as "management" in regards to enforcing legislative laws regarding the issue and that they receive a fine for violations of the health code by allowing smoking in the common areas.
Thank you.

**UPDATE**
Please see below for outstanding issues:
410.481: Posting of Name of Owner: There is no such signage posted in the building. I have brought this to City's attention multiple times and it continues to be overlooked. **Please note that the owner is a realty/trust and there is NO onsite management who reside therein and any claim stating otherwise is a lie. THERE WAS A LEAK ON 12/24/21 AND THE FIRE DEPARTMENT WAS CALLED BECAUSE THERE IS STILL NO SIGN IN THE BUILDING STATING THE CONTACT INFORMATION FOR THE LANDLORD/ MANAGEMENT.
Common Areas: All the floors and stairs are still not being cleaned. The custodians are "spot" cleaning the hallway. THERE IS DRIED UP GARBAGE JUICE ON THE FLOORS AND STAIRS BECAUSE ALL THEY ARE NOT BEING CLEANED. THE ENTIRE HALLWAY FROM THE FRONT DOOR TO EVERY FLOOR, FRONT AND BACK, NEEDS TO BE SWEPT AND MOPPED.
I kindly ask for these outstanding issues to be brought to the attention of "management". Thank you.

Hello,
I would like to note that we still have a smoking problem in the building. My unit currently smells like weed. There are many tenants in the building who smoke (weed and cigarettes) which continues to disturb my quite enjoyment. Management keeps making excuses that there is no smoking policy for the building and that they sent a letter.
In addition, there is still no sign in the building showing the contact information for the owner/ management company. I DO NOT KNOW WHAT NUMBER TO CALL IF THERE IS AN EMERGENCY OUTSIDE OF NORMAL BUSINESS HOURS. Why hasn't this been addressed yet? It's been like this since 2019!
I kindly ask that these issue be brought to the attention of management and addressed in a timely manner.
Thank you.

Please attached for the sign that was placed in the hallways.
